Commercial construction is the building of offices, retail centres, medical facilities, hotels and mixed-use developments. Ironveld acts as main contractor under JBCC and NEC contracts for projects between R15 million and R400 million.

Our commercial teams handle new builds, multi-storey frames, basements and complex building services. We coordinate every trade on site, from earthworks to final finishes, under one site management team.

How much does commercial construction cost?

Commercial construction is usually priced from bills of quantities prepared by your quantity surveyor, or as a negotiated contract sum. The main cost drivers are building height, structure, building services, façade specification and site access. As a guide, a three to five storey office building in Cape Town costs between R14,000 and R19,000 per square metre to build, excluding VAT, professional fees and land.
