Architecture shaped by people and place.

The studio / Cape Town

We believe thoughtful architecture begins with listening, understanding context and asking the right questions. Our work brings design ambition and practical thinking together to create spaces with purpose.

01 / Who we are

A clear point of view.

CORE Architects is an architecture practice based in Cape Town, Western Cape, led by principal architect Thabo Mokoena and established in 2012.

We work on residential, commercial, interior and renovation projects, taking each one from an initial conversation through design and into the documentation needed for the agreed stages of work.

Our point of view is simple. A building should work well for the people who use it, belong to its setting and stay useful for a long time. Expression matters, but it should come from the project itself rather than be applied to it.

We prefer clear conversations, honest advice about scope and a design process you can follow at every stage.

02 / Philosophy

Good architecture begins with understanding.

Every project starts with questions. Who will use the space, and how? What does the site offer, and what does it limit? What must the building do now, and what might it need to do later?

We look closely at the brief, the site, the people involved and the constraints that come with them, including regulations, existing structures and budget considerations. The design develops from that understanding, not from a style chosen in advance.

Function

Plans that support how a space is actually used, day to day.

Natural light

Orientation, openings and shade are considered early, because they shape how a space feels.

Materials

Chosen for durability, texture and fit with the place, and used honestly.

Proportion

Rooms, openings and volumes sized to feel right for the people within them.

Long-term value

Buildings that can adapt, age well and remain practical to maintain.

Collaboration

Decisions made together with clients and consultants, for reasons that are easy to follow.

03 / Principles

What guides our work.

01

Context

Every project begins with an understanding of its site, surroundings and purpose.

02

Clarity

We reduce unnecessary complexity and focus on what the project genuinely needs.

03

Material

Materials, texture and natural light are considered as part of the architecture, not as decoration.

04

Longevity

Good architecture should remain useful and relevant beyond the moment it is completed.

04 / Team

The people you will work with.

A small team means you work directly with the people designing your project.

05 / How we work

A collaborative process.

Architecture is rarely the work of one person. We work closely with you, and alongside the consultants and professionals your project needs, so that the design stays clear as more people become involved.

With clients

You are involved throughout. We share drawings and ideas at each stage, explain the options and agree decisions with you before moving on.

With consultants

Where a project needs specialist input, such as structural engineering or land surveying, we work with those consultants so their requirements are reflected in the design. These appointments are made separately unless agreed otherwise.

With project professionals

Builders, contractors and other professionals carry their own responsibilities. Our role is defined by our written appointment, and we are clear about where it begins and ends.
